Blockchain-Based Asset Tokenization to Address Iran’s Fixed Capital Formation Crisis

This study investigates whether blockchain-based asset tokenization can mitigate Iran’s chronic fixed capital formation crisis, especially in underfunded yet high-potential sectors like real estate and infrastructure. Amidst institutional inefficiencies in Iran’s banking system and land registry, the research hypothesizes that a decentralized, transparent, and inclusive investment infrastructure—enabled by tokenization—can bypass traditional financial bottlenecks. Using a mixed-methods approach combining econometric panel analysis (۲۰۱۰–۲۰۲۴) and case studies from Detroit, China, and a hypothetical model in Iran, the findings confirm that asset tokenization can increase capital formation by ۱.۵–۲.۱% annually, improve liquidity, and expand investor participation. While regulatory and legal frameworks remain a prerequisite, tokenization offers a promising alternative for financial inclusion and economic growth in developing economies facing institutional decay.
