The renovation of urban dilapidated textures is considered one of the most significant challenges for urban management in Iran and many developing countries. These textures, due to their physical decay, infrastructural weaknesses, functional inefficiency, reduced environmental quality, and social vulnerability, require interventions beyond mere demolition and reconstruction. In recent years, participatory approaches have emerged as one of the most effective methods in urban renovation. This is because these approaches, by relying on local capacities, social trust, social capital, and interaction among residents, public institutions, and urban management, facilitate more sustainable and acceptable interventions. This paper, with a descriptive-analytical approach and utilizing library and documentary sources, examines the legal, managerial, and social dimensions of participatory renovation of urban dilapidated textures. It analyzes the role of the local community in identifying issues, designing interventions, implementing plans, and monitoring the renovation process. The findings indicate that the success of renovating dilapidated textures depends less on mere physical intervention and more on the extent of genuine resident participation, institutional transparency, coordination among relevant authorities, and the strengthening of a sense of belonging and social responsibility. Accordingly, adopting a participatory model can provide the ground for sustainable urban development by reducing conflicts, increasing the efficiency of interventions, and preserving neighborhood identity.
