Spatial Integration-Oriented Analysis of Transformations in Tehran's Central Urban Area Case Study: District ۱۲ of Tehran Municipality

Over the past three decades, population migration from small and medium-sized cities toward large metropolitan areas and the capital has intensified. A significant proportion of this migrant population has settled in the central districts of major cities. The continued population growth of large cities has resulted in numerous environmental, physical, economic, social, and managerial challenges. In District ۱۲, located in the central part of Tehran, substantial land-use changes have occurred, leading to disorder and imbalance in the spatial organization of urban elements. Under such conditions, spatial integration plays a critical role in mitigating the pressures imposed on the urban system. The aim of this study is to analyze the transformations of District ۱۲ in central Tehran using a spatial integration approach. In terms of purpose, the research is applied; in terms of nature, it is analytical; and in terms of methodology, it adopts a mixed qualitative-quantitative approach. The statistical population consists of ۳۵ experts, and the sampling method is non-probabilistic, using the snowball technique. Research data were collected through library-based methods, and the data collection instrument was a questionnaire with closed-ended questions. Data analysis was conducted using the TOPSIS model. The results indicate that the economic factor, with a score of ۰.۹۶۷, ranks first among the evaluated criteria. Accordingly, the physical-spatial factor, with a score of ۰.۹۱۴, ranks second. The factor emphasizing urban deterioration ranks third. Finally, other factors such as environmental, infrastructural, social, managerial, and related dimensions are ranked at lower levels.
