چکیده مقاله:

The rapid growth of cities and their physical expansion have led to various urban crises, such as environmental issues, a decline in the quality of the urban environment, and a consequent reduction in the vitality of public spaces. Tehran, one of the most populous cities globally and in Iran, predominantly consists of multi-unit apartment buildings and residential complexes. This study aims to identify factors contributing to vitality in public spaces by extracting various variables from theoretical foundations and validating them through inferential statistics. The research employs a descriptive-analytical method, utilizing surveys with questionnaires randomly distributed among spatial users. The sample size for this study is ۳۸۴ participants. Data were analyzed using SPSS software to evaluate and interpret the results. Findings indicate that the dimensions with the most significant impact on environmental vitality, in order of significance, are: spatial, relational, climatic, physical, and, finally, cultural-social economic-functional, dimensions.
