Investigation on delay factors in residential construction projects in Mashhad, Iran

The construction industry plays an extraordinary role in the economy, wealth and employment in all countries particularly developing countries such as Iran. Time is one of parameters that plays considerable task in construction project management. Delays happen in the most of the construction projects and the size of these delays extremely varies from one project to another project and it is noted as one of the most common issues causing many negative impacts on the entire project. In Iran, Few researches have been done on factors of delays and also there are not any studies related to residential construction projects. So it is extremely important to define and recognize the causes of delay to diminish and avoid the delays in the most of residential construction projects. In this paper a list of factors representing delays has been obtained based on available data in the literature and interview with construction experts.
