Brownfields and industrial brownfield sites, for all they pose in terms of environmental and urban issues, also offer great potential for redevelopment, urban environmental revitalization, and reduction of urban sprawl. Yet the intrinsic complexities that come with these sites usually result in regeneration initiatives that yield unsustainable results, to a large extent because of overlooking certain important factors. This issue is particularly evident in developing countries such as Iran, where brownfield redevelopment remains in its early stages. This research, by way of a discourse on theoretical frameworks and a synthesis of the literature, offers a conceptual model aimed at distinguishing and describing the key factors of industrial brownfield sites. The model highlights three key dimensions contamination, industrial heritage, and abandonment or Inefficient land use as pivotal to the description and examination of these areas. Its aim is to optimize the analysis and decision-making on redeveloping such spaces by focusing the attention first on those variables that are most frequently linked with industrial brownfields. The model is intended to serve as an action framework in case studies, regeneration initiatives, and policy development for urban areas.
