Historic bazaars, as living organisms and the beating hearts of Iranian-Islamic cities, have consistently played a role that transcends that of a mere center for commodity exchange, serving as hubs for the formation of social capital, cultural interaction, and collective identity. Nevertheless, processes of accelerated modernization, shifts in global trade patterns, and managerial negligence have subjected these valuable physical-functional elements to the phenomenon of "multidimensional decay." This research aims to present a comprehensive analytical framework for the pathology and revival of historic bazaars, focusing on a case study of the "Azizollahov Saray" in Mashhad, an example of commercial architecture from the first Pahlavi era. The research methodology is descriptive-analytical and qualitative, with data collected through documentary and library-based methods, as well as content analysis of field reports and semi-structured interviews. The findings indicate that the damages inflicted upon the Azizollahov Saray can be classified into three intertwined layers: Physical-Environmental, Functional-Economic, and Socio-Cultural. This paper argues that any revival strategy must transcend a one-dimensional, restoration-focused approach and instead adopt the "integrated urban regeneration" paradigm as its operational basis, formulating sustainable multi-tiered strategies.
