چکیده مقاله:
Building Information Modeling (BIM) as a transformative tool in the construction industry, especially in the field of high-rise building operation management, has been able to provide a suitable platform for increasing efficiency, reducing costs, improving safety, and enhancing the quality of services. A review of the theoretical foundations showed that with its varying levels of maturity, BIM, when integrated with smart systems, the Internet of Things, and digital twins, can organize complex processes of asset management, maintenance, energy consumption, and risk management in a data-driven and intelligent manner. Global case studies have also proven that this technology, when implemented correctly, leads to tangible results such as reduced operating costs, increased equipment lifespan, and improved user experience. However, challenges such as implementation costs, lack of standards, legal issues, and the need for training still exist, and without addressing them, full exploitation of the potential of the BIM will be difficult. Emerging trends such as Cloud-based BIM, real-time data, digital twins and artificial intelligence promise a future where tall buildings are not only more efficient and safer, but also more sustainable and intelligent. Therefore, it can be concluded that investing in the development of technological infrastructure, standardization, and organizational culture is the key to successful exploitation of BIM will be in the management of high-rise buildings in the coming years.
