چکیده مقاله:
Some urban neighborhoods suffer from deteriorated fabrics, carrying unique social, economic, and cultural challenges. These areas possess cultural and social heritage on one hand, yet face extreme vulnerability to disasters due to physical decay and often lack access to urban services. Deteriorated urban fabrics represent a fundamental challenge in historic cities, necessitating integrated management of historic, aging, and decaying areas through national and regional collaboration in planning, coordination, implementation, and monitoring. A critical emphasis must be placed on developing feasible models for community participation in the revitalization and regeneration processes. Currently, urban renewal of decaying neighborhoods is a global priority for cities seeking vibrant urban environments with renewed functions like housing, tourism, and related amenities for residents and visitors. Through regeneration, historic districts can transform into attractive destinations for investment, living, and leisure. Community engagement has long been a focal point for governments and practitioners implementing such projects worldwide. This study examines several historic neighborhoods and Deteriorated urban fabric in Qom, Iran, analyzing building structures, historical periods, key reconstruction barriers, and residents' perspectives on renewal initiatives. The findings provide valuable insights into urban regeneration dynamics.
