چکیده مقاله:
The adaptive reuse of historic buildings plays a pivotal role in balancing preservation and modernization, ensuring that cultural heritage remains relevant in contemporary urban environments. This study explores how urban regeneration strategies can integrate cultural tourism, economic sustainability, and community participation to revitalize historic urban neighborhoods. Through case studies from Tehran, Borujerd, and international examples like Tunis and Cordoba, the research highlights the importance of restoration, renovation, revitalization, and reconstruction in maintaining the architectural and social integrity of historic fabrics. The paper further examines the economic and environmental benefits of adaptive reuse, including its impact on tourism, social engagement, and urban resilience. A key finding suggests that historical urban cores, while often subject to decay and neglect, can be transformed into dynamic cultural and economic hubs through sustainable development strategies. Additionally, survey data from the Oudlajan neighborhood in Tehran provides valuable insights into residents' perceptions, engagement levels, and challenges in historic urban spaces. Ultimately, this research argues that adaptive reuse must go beyond mere conservation, incorporating modern infrastructure, sustainable policies, and innovative urban planning to ensure long-term viability and cultural identity preservation.
