Prefabricated and modular architecture has emerged as an innovative approach in the construction industry, emphasizing enhanced efficiency, sustainability, and design flexibility in contemporary architecture. This article examines the historical evolution, technological advancements, and current trends in modular and prefabricated systems within the framework of the new architectural paradigm. Focusing on the utilization of advanced materials, digital design tools, and sustainable construction methods, the study highlights how these approaches can address the challenges of rapid urbanization, environmental concerns, and the global demand for affordable housing. The prefabrication process, which involves the production of components in controlled factory environments and their on-site assembly, reduces construction time, waste, and costs while simultaneously improving quality and precision. Modular architecture further provides scalable and customizable solutions for various building types, ranging from residential to commercial and public structures. This review showcases successful projects in this field and emphasizes the role of technological innovations and sustainability principles in the growing adoption of these methods. It also explores challenges related to regulatory frameworks, structural constraints, and public perceptions of modular and prefabricated construction.By synthesizing recent research, this study underscores the transformative potential of prefabricated and modular architecture in shaping the future of construction practices. Finally, it offers recommendations to improve industrial practices, refine policies, and conduct further research to fully leverage the potential of these systems in creating resilient, cost-effective, and environmentally friendly buildings
