This paper delves into the implementation and efficacy of alternative project delivery methods, notably Design-Build and Construction Manager-at-Risk (CMAR), in mitigating risks associated with construction projects. Traditional construction methods, like Design-Bid-Build, often face challenges related to fragmented responsibilities, poor communication, and increased likelihood of disputes. In contrast, alternative methods promise improved integration and collaboration, crucial for managing risks more effectively.The primary objective of this research is to identify the specific risks encountered in construction projects and to analyze how Design-Build and CMAR address these risks. The study involves an extensive review of existing literature, detailed case studies, and empirical data analysis. The research methodology incorporates both qualitative and quantitative approaches to gather a holistic understanding of the impact of these delivery methods on risk management.Design-Build integrates design and construction services under one contract, fostering better coordination among project stakeholders. This integration helps in early identification and resolution of issues, reducing the risks associated with project delays and cost overruns. The single-point accountability in Design-Build ensures that the entity responsible for design and construction is motivated to resolve issues promptly, thus minimizing risks.CMAR, on the other hand, involves the construction manager early in the project lifecycle, providing pre-construction services such as cost estimating and scheduling. This early involvement helps in the early identification of risks and enables the construction manager to develop effective mitigation strategies. The construction manager’s role in assuming the risk for project delivery under a Guaranteed Maximum Price (GMP) contract provides the owner with greater financial certainty and aligns the construction manager’s interests with the project’s success.The findings from this research indicate that both Design-Build and CMAR significantly improve project efficiency, enhance stakeholder communication, and reduce the incidence of contractual disputes. The collaborative nature of these methods, where the contractor is involved early in the project, ensures a more integrated approach to risk management. The study proposes several practical recommendations for construction managers and stakeholders, emphasizing the importance of early stakeholder involvement, regular risk assessment meetings, and continuous communication to enhance risk management practices.The paper concludes by suggesting that the adoption of these alternative project delivery methods can lead to more resilient and successful construction projects. By leveraging the strengths of Design-Build and CMAR, construction managers can better manage the uncertainties inherent in construction projects, ultimately contributing to improved project outcomes and stakeholder satisfaction.
