Region ۲۲ of Tehran is situated in the northwest of the city. In the comprehensive plan for Tehran, this area was designated as the recreational center of the city and a provider of green spaces with low-density planning. However, what has transpired in this area today is vastly different from the upper-level plans, prior arrangements, and forecasts. The construction of the Fars Lake, along with increased density and high-rise development, has transformed this area into one of Tehran's commercial centers. Numerous commercial complexes are located in this area, serving not as providers of local needs and services, but rather as attractions for profits and capital from other regions. In contrast, the residents of this area are compelled to visit surrounding areas for their daily needs or employment, leading to an increase in the use of automobiles and alterations in communication networks. Therefore, the main issue faced in this region stems from, on one hand, high-rise buildings with high density and large-scale uses that have not been considered for providing services to meet the residents' needs. On the other hand, due to the area's strategic location and higher profits, commercial centers focus on selling specialized goods. As a result, the service-oriented nature of the buildings diminishes, their connection with residents is severed, and the residents and the area require robust automobile networks. The objective of this research is to assess and examine the impacts of density and high-rise development on the transportation network and land use system in region ۲۲ of Tehran.
