چکیده مقاله:

Successful implementation of construction projects and keeping them within the estimated cost and schedule depends on a method that requires engineering judgment. Despite the lack of interest from employers, contractors and consultants, many projects experience long delays, resulting in increased initial time and cost estimates. This problem is more evident in conventional contracts where the contract is awarded to the lowest bidder. The delay, slowness and lack of progress in urban construction projects, which cause the lack of sustainable urban management, indicate the existence of obstacles and root problems in the implementation of valuable urban plans, which seriously threaten the reconstruction and development of the urban space. Adopting new strategies for contracting, such as types of design-build and construction management (CM) contracts. Such contracts reduce delays by limiting owner involvement, improving design, and improving contractual relationships among all parts of the project.
