Urban regeneration attempts to find signs of urban problems by improving inefficient areas that require a regeneration model to achieve this goal that can be mobilized and utilized by the public through efficient use of community resources. Developing strategies based on this model can lead to theorganization of inefficient areas (as neighborhoods) in Yazd to achieve sustainable development. According to the research, the type of applied research is descriptive-analytical. The population of interest is inefficient areas & neighborhoods. Data were analyzed using ANP and inferential statisticssuch as regression coefficients and analysis were used to investigate the relationship between variables. The research funds from ANP shows that management indicators include informing people about urban regeneration projects, people's participation in renovation plans, accountability of local management system, urban management efforts to attract project credits with community-based approach, setting up social facilitation offices are the most important factors in the urban regeneration model toward organize the inefficient areas of Yazd. Path analyze model also shows that institutionalization,streamlining, and networking have the most direct impact on the formulation of urban regeneration pattern in Yazd's inefficient areas (with ۰.۹۲۴, ۰.۸۳۲ and ۰.۷۲۵), respectively ۱ unit change in standard deviation or research variables will has Consequence as ۱۲۳.۳ units change in the other variable (such asstandard deviation of organizing the physical, managerial, social and economic indicators in regeneration of case) & finally the most important strategies have been presented.(As scientific & practical approach) Effective solutions include Implementing an integrated urban development policyby identifying existing capacities within the city & monitoring and overseeing the unnecessary expansion of cities, Stimulating the supply and construction of housing in response to the demand for low-income housing by supporting and encouraging investors and home builders in inefficient areas andfacilitating the process of issuing building free-tax permits in inefficient areas, Adopt appropriate activities in the process of implementing regeneration and renovation programs based on the actual demands of the residents with the participation, Institutionalize the involvement of homeowners andresidents in inefficient areas in the process of resuscitation and regeneration by supporting NGOs, renovation services offices and local cooperatives
