بررسی بهسازی و نوسازی بافت‌های فرسوده منطقه 12 شهر تهران با تأکید بر رویکرد باز آفرینی

چکیده توسعه شهرنشینی پیامدهای زیادی را برای شهرها در پی داشته است که در پی آن بسیاری از بافت‌های شهری دچار چالش شده است. بهسازی و نوسازی بافتهای شهری در بخش مرکزی شهرها موجب ساماندهی بافت می‌گردد. منطقه 12 به‌عنوان میراث دار تهران قدیم و به‌عنوان قلب اقتصادی کشور محسوب می‌شود. هدف از پژوهش بررسی بهسازی و نوسازی بافت‌های فرسوده منطقه 12 شهر تهران با تأکید بر رویکرد بازآفرینی‌امی‌باشد. روش تحقیق از نوع کاربردی- توصیفی می‌باشد و با استفاده از روش اسنادی و کتابخانه‌ای به جمع‌آوری اطلاعات پرداخته‌شده است. جامعه آماری این پژوهش شامل کارشناسان و روش نمونه‌گیری تصادفی خوشه‌ای چندمرحله‌ای می‌باشد. اطلاعات یدست آمده با استفاده از تکنیک سوات تحلیل شده و نتایج نشان می‌دهد که ضعف همبستگی بین اجتماع و کالبد، موجب فرسودگی ساختار اقتصادی، اجتماعی و زیست‌محیطی منطقه شده است. Abstract Urban development has had many consequences for the cities, which has been challenged by many urban contexts. Improvement and modernization of urban texture in the central part of cities leads to texture management. The 12th area is considered to be the heritage of Tehran and it is considered as the economic heart of the country The purpose of this research is to investigate the renovation and renovation of worn-out tissues in the 12th district of Tehran with an emphasis on recreational approach. The research method is applied-descriptive And has been collecting information using documentary and library methods. The statistical population of this research consists of experts and multi-stage cluster random sampling The information was obtained using the SWOT technique And the results show that the weakness of the correlation between the community and the body has caused the exhaustion of the economic, social and environmental structure of the region.
