چکیده

Urban regeneration can be seen as an urban management situation in which the interaction of decision makers is one of the essential elements. Urban regeneration decision-making is a complex process due to the various stakeholders and wide range of targets for updating. In these situations, decision makers are mostly in competition with each other for having the most benefit for themselves. In this regard, it is very important to make optimum strategy decision for each decision maker. This aim is within the frame of game theory model. However, it should be noted that game theory, like any modeling, make the real world situations simple. The simplicity can be considered as both limitation and possibility. In this paper, we review the game theory, and graph model for conflict resolution as one of game theoretical models. Then a critical look to game theory is expressed. By reviewing the limitations and possibilities of game theory, we investigate the application of game theory in urban regeneration as an urban management situation. Our study indicates that game theory could be used to find solutions for urban regeneration situations in which decision makers have controversial interests.
